Tokenising land

Land is scarce, tangible and hard to divide, which is exactly why tokenisation projects target it. The difference between a solid structure and a sales pitch comes down to one question: what does the land registry say?

The registry still rules

Across Europe, real estate ownership is only valid once recorded in the public register through a notary. A token cannot replace that register, so serious projects use an intermediary entity that holds title while tokens represent shares in it.

Blockchain land registry pilots in Sweden, Georgia and Ghana aim at fraud-resistant recording, not fractional investment. Do not confuse the two.

Why farmland looks attractive

Farmland pays lease income of roughly one to three per cent a year, usually indexed, with the real return coming from appreciation as building, nature restoration and infrastructure remove hectares from the market. But land is immobile and local: soil, access, water and nitrogen limits can trap a position for years.

Foreign land: ownership limits

Many projects target emerging markets where non-residents cannot hold freehold at all, or only long leasehold. Nominee structures that dodge those rules are legally fragile. Also weigh currency risk and local taxation.

Valuation, costs and exit

Valuations rest on scarce comparable transactions, so ask for the references and their dates. Expect one to two per cent a year in management and fund costs, plus transfer taxes on entry and exit, and assume the exit depends on selling the underlying plot.
